Questions, answered without the jargon.

General answers to what homeowners ask us most, including what nobody can promise. For your own situation, the free review is the place to start.

Getting started

Does the first conversation cost anything?

No. Your first call and your initial review are free, and you are under no obligation to go any further.

What should I have ready before I call?

Whatever you have: recent mortgage statements, letters from your lender, court papers, and any dates you've been given. If you have nothing on hand, call anyway. We can start with what you know.

Is what I tell you kept private?

Yes. What you share is used to understand your situation and respond to you. Our privacy notice explains what the website form collects and how it is handled.

How long does a review take?

The first conversation is usually short. How long the full review takes depends on how much paperwork there is and how close any deadlines are. If a sale date is near, tell us right away so we can prioritise it.

Foreclosure

Can you stop my foreclosure?

No one can honestly promise that. Depending on your timeline and your lender, there may be ways to delay a sale, change the loan, or sell first. We'll tell you plainly which options look realistic for you.

What is a Lis Pendens?

A Lis Pendens is a public notice that a lawsuit affecting the property, such as a foreclosure, has been filed. It does not mean the home has been sold. It does mean the process has started, and the time to understand your options is now.

I'm only one or two payments behind. Is it too early to call?

No. Early is usually when the most options are open, including repayment plans, forbearance or a loan modification. Waiting tends to narrow the choices.

What is a loan modification?

A loan modification is a change to the terms of your mortgage agreed by your lender, for example the payment, the rate or the length of the loan, sometimes folding missed payments into the balance. Lenders decide case by case, and approval is never guaranteed.

What is a short sale?

A short sale is a sale for less than what is owed on the mortgage, with the lender's approval. It can be an alternative to foreclosure when keeping the home isn't realistic. How the remaining balance is treated depends on the lender and the agreement, so it should always be checked in writing.

Selling and cash offers

Will a cash offer be less than market value?

Usually, yes. A cash sale trades some of the price you might get from a full listing for speed, certainty and selling as-is, without repairs or showings. We'll explain how an offer compares so you can decide with the numbers in front of you.

Do I have to accept an offer?

No. An offer is something to consider, not an obligation. You can compare it with a listing agent's estimate and review it with an attorney or advisor of your choosing before deciding anything.

Can I sell a house that's in foreclosure?

Often, yes, as long as the sale closes before the foreclosure is completed and the lender is paid or agrees to the terms. The timing matters, which is why the sale date is one of the first things we ask about.

Inherited property

I inherited a house that still has a mortgage. Who pays it?

The mortgage stays attached to the property. Who handles the payments while the estate is settled depends on the estate and the heirs involved. Lenders usually keep the loan moving, so it's worth checking whether payments have stopped.

Can we sell an inherited house before probate is finished?

Sometimes. It depends on the state's rules, the will and who has authority over the estate. The estate's attorney can confirm what is possible; we can help with the property side and the timing.

About working with us

Are you a law firm?

No. We don't give legal advice or represent anyone in court. When your situation needs an attorney, we can help you find one who handles foreclosure cases.

Do you ask for money up front?

No. There is no charge for your first call or your initial review. If any later service involves a cost, it should be explained to you in writing before you agree to anything.

Are you connected to my bank or the government?

No. Green Light Home Solutions is an independent company. We are not your lender and we are not a government agency.
