Inherited a house? Start with the facts.
Inherited homes often arrive with a mortgage nobody is paying, back taxes, or relatives who don't agree. We help families see where the property stands and what can be done, before a lender or a tax office decides for them.
What families tell us.
- The mortgage is still owed and nobody has been paying it
- Property taxes, water bills or liens have piled up
- A foreclosure notice arrived after the owner passed away
- Several heirs want different things
- The house needs work nobody can afford
- You live far away and can't look after it
Where we help.
- Who is responsible
- Working out what is owed on the property, to whom, and how the estate and the heirs fit in.
- Where the loan stands
- Checking whether payments have stopped and whether a foreclosure has already started, and what the dates are.
- What to do with the house
- Keeping it, refinancing, selling it as-is, or selling after repairs, with the costs of each laid out.
- Working with the estate's attorney
- Probate and title questions belong with an attorney. We handle the property side and keep the timing in view.
Before you call.
You don't need everything. Bring what you have, and we'll work out the rest together. If you have nothing yet, call anyway.
- Any letters about the mortgage, taxes or liens
- The will, or court papers naming the executor or administrator, if they exist
- Recent mortgage statements or the lender's name
- Names and contact details of the other heirs
Inherited property questions
I inherited a house that still has a mortgage. Who pays it?
The mortgage stays attached to the property. Who handles the payments while the estate is settled depends on the estate and the heirs involved. Lenders usually keep the loan moving, so it's worth checking whether payments have stopped.
Can we sell an inherited house before probate is finished?
Sometimes. It depends on the state's rules, the will and who has authority over the estate. The estate's attorney can confirm what is possible; we can help with the property side and the timing.
Take the first step for the family.
Tell us a little about the property and what's happening. We'll get back to you to talk it through. Often that first conversation is enough to see where you stand.
